Horseshoe Bay today

Had a great weekend,  finished caulking tubs, refinishing cabinets, hung the new shutter wood blinds in most of the windows.  Cleaned up most of the mess, bought new undercabinet lighting for the kitchen.  The door going to the new master suite will be hung tomorrow, as well as the microhood, and hopefully the mirror in the Master Suite.

Still have some more shopping to do, another framed mirror for the hall bath, and planning for the furnishing to stage it for sale.  Some extra trim for the master bath. Sod has been ordered, but will not be here until next week.  Hope it cools down, or rains even, in time for that. Some nice green grass and flowers would be so nice, it is a dust bowl now.

Our other master shower project for our Meadowlakes client was finished this week, and looks so good. We took a 70's era blue fiberglass tub and surround out, and the tan tile, in this small bathroom  A soft linen look rectified porcelain on a new walk in shower and continuing to the floor, makes the room feel so much larger.  A band of soft glass gives just the right bling.

Appliances, etc

Finally, the appliances were delivered. However, there was a problem with the range, they took it back and should deliver another one today or tomorrow.  We had to have our granite guy come back and take some of the overhang off the countertop for the new stainless steel refrigerator to fit, but its in there now.
Dave finished putting in the new sinks, and faucets in the bathrooms and the sink, faucet and garbage disposal yesterday.  Almost ready for the plumbers to come in and install the dishwasher, but we want to make sure there is nothing else we need them to do, so we can get it all done at once.

Now, we are in process of all the little things, that make a difference in the big picture.  A/C vents cleaned, new faucet covers in bath, shower heads, new mirrors in bathrooms.  A new set of double doors was ordered to create a new master suite, separating it from the living area. They should be ready today, need to get them installed.

We hope to install carpet next week, and new blinds, etc. We are in the home stretch now!

Tip of the Week

The Powderhorn house goes on, our partner and Dave spent two days raking years worth of debris and leaves from the front and back yard. I took a tumble bringing in the toilet seats, of all things, but all is well now.  The kitchen sink and faucet are in, both bathroom sinks and faucets are in, just waiting for the appliances to be delivered on Tuesday.  They were supposed to come Thursday, but a series of events pushed it off til next Tuesday.

Our tile installer worked this weekend to transform a 70's style blue bathtub and surround to a gorgeous linen soleil rectified tile walk in shower with a band of soft gold glass decorative accent.  Pictures to follow when it is completed.

Meanwhile, my favorite way to transform the honey pine colored cabinets of the eighties in our current transformation project .  I bought some Provincial stain and seal liquid and rubbed it on, no sanding, and then wiped it off with a white terry towel.  It darkened the finish just enough, and gave it a nice sheen without a total refinish. On the last house we did, the cabinets were a darker walnut, and I used ebony stain to refresh the finish.   Now, the cabinets look great with the gorgeous granite we put in.

Still some yard work to do, but it is so hot, we have to take it slowly.  However, the light fixtures are hung, hope to be ready for carpet this week.  We ordered a new double door to create a new master suite area, hope it arrives Monday or Tuesday.  Son Matt hopes to give us one more day before he takes off on a tour again (musician/technician )

Can't wait to start the finishing touches, staging, etc.  That is truly the most rewarding part, from the before to the after!!  Soon.....

Moving and Flipping

Time marches on, too fast I think.  Two weeks into moving our business, and still one more load. Tomorrow should be the last day, and we are all ready.  Many thanks to our wonderful employees, colleagues, and family for the help, we could never have done it without them  Now, to consolidate 3500 sq ft to 1600.

On the homefront,  our transformation project is really moving fast now.  The granite was installed , and looks amazing.  Tile backsplash in the Kitchen was installed Thursday, and it really ties it all together, Glass and marble insets add an unexpected flair, I love it.

New light switches and receptacles were installed, and half the light fixtures , this week.  The appliances will be delivered next week, installation to follow.  Carpet installers are on standby, waiting to put the finishing touches to the bedrooms.  An unexpected air conditioning problem popped up this week, and inside temps of 95 made it pretty uncomfortable to install the switches, but a quick call to the repair guy to fix what he shouldve fixed the first call two weeks ago took care of that.

Sprinkler system repair was supposed to begin today, he had not arrived when we were there at 11am this morning, since we had a short shower this morning, I feel sure he will follow through!!

Our partner in crime spent 2 days working out in the 100 deg temps trimming the bushes, trees, etc, we will be so glad to get the sprinkler system working so we can get the outside looking as good as the inside.
